How do I buy a home?
Explore this website and contact us through the ‘Contact’ links available on every page. The houses are sold in blocks of about 15 at a time, 199 houses and 12 empty lots in total. The completed sales process will take approximately 2 years from the summer of 2024 onwards.

What do I need?
You will need to be able to afford to buy the home. You will need proof of your ability to purchase whether in cash or with finance from a private mortgage, an NHT mortgage, or a combination of the above. This includes evidence of your employment, name, age, location, and general ID. We will help you through the process as much as we can although ultimately it is your responsibility to gather the required documentation to complete your purchase.

How much is a home?
Prices start at JMD 25m [approx. USD 160k]. The houses are all the same design; 2-bedroom 1-bathroom detached single family homes, approx. 956 square feet [approx. 89 square metres] on lot sizes starting at approx. 3600 sqft [approx. 335 sqm]. Factors such as lot size, view, corner lot, cul-de-sac, can increase the value and therefore price of a particular house or lot.

Can I buy an empty lot and build my own home?
Yes. There are 12 premium 'serviced' lots [empty graded land with services connected to edge of lot] for sale in a private gated cul-de-sac on a hilltop in the centre of the development benefiting from sea or mountain views. These 12 premium lots are encouraged to be cash purchases only. Services are electricity, water, wastewater, telecoms, access road, sidewalks and gated main cul-de-sac entrance from the main road. All 12 premium lots have planning approval for the same 2-bedroom 1-bathroom detached bungalows of Mahogany Hill, however these very large lot sizes [up to approx. 12,000 sqft/1100 sqm] and highly desired aspect mean the purchaser may wish to design and build their own home on their chosen premium lot. This will be subject to planning/building approval and not handled by Mahogany Hill Homes, although we can point you in the right direction in the design and application processes. When will my home be ready to move in?
Construction of the Mahogany Hill Homes development is expected to begin in the summer of 2024 and last approx. 2 years. The first sales will be ‘off-plan’ and handover of the first completed houses is expected to commence in 2025. Houses will be released in blocks of about 15 units at a time. Houses will be built in a rolling schedule and so handover will take place when that particular house [your new home!] is complete and all certificates granted.

Can I expand or extend my home?
Every lot is large enough to expand the house footprint [for example adding 1 extra bathroom and 1 extra bedroom] subject to planning regulations. Guidelines have been set by the local authorities and we can assist in discussions about expansion, although Mahogany Hill Homes will not design, apply for or build extensions to houses in the development.

Premium [Empty] Lots Disclaimer
For purchasers of the 12 empty premium 'serviced' lots, Mahogany Hill Homes bears no responsibility for the design, planning applications, success or otherwise of such applications, or construction of any design outside of the specifications of the standard Mahogany Hill house. Should the purchaser wish to have the standard 2-bedroom 1-bathroom detached bungalow built on their lot, this will be an extra charge not currently factored into the land sale price for these 12 empty 'serviced' lots, and would be subject to negotiation and agreement.

Which documents we will need?
Every buyer's situation is slightly different, and we can guide you through the basics although much of the legwork of purchasing a home has to be done by you [dealing with your bank, your lawyer, your references etc.]. Broadly speaking we will need to positively identify you [passport, driving license, proof of address etc.] and then your ability to pay [mortgage offer, bank statements for cash purchase, employment status, NHT documentation if you are going down that route]. There are no guarantees a process started between us will conclude successfully, however if you try and we try, often the outcome makes everyone happy!

What if I am a cash buyer?
Cash purchasing is often the simplest process of all, as it is usually a matter of the person buying agreeing the price with the vendor [us!] and then the lawyers get in touch with each other and try to come to terms. If a willing buyer [you] and a willing seller [us] can agree all the legal paperwork, things can move forward very swiftly.

How do I apply for a private mortgage?
Private mortgages are a matter for you and we suggest you first reach out to your chosen mortgage provider and check your eligibility and the parameters of a prospective loan for yourself. Everyone will have different situations and different criteria to fulfill. Once you have spoken with your provider and have a good idea what you can afford and when, please reach out to us and we will work with you as appropriate to try to get you the house you desire.

How do I apply for an NHT mortgage?
Mahogany Hill Homes is not in direct partnership with the National Housing Trust [NHT] of Jamaica although we gladly accept homebuyers with NHT finance products and mortgages. We suggest you first contact the NHT yourself and discuss your eligibility and what you need to fulfill their requirements, then after you are clear please reach out to our team and we will take it from there. In broad terms you will need an NHT Eligibility Letter detailing how much you can borrow from the NHT, plus details to our satisfaction of how you will fund the balance not covered by the NHT [including your deposit].

How much does a house/premium serviced empty lot cost?
Houses at Mahogany Hill start at JMD 25,000,000. For international buyers this may sound like a lot, however using exchange rates of 155 [JMD to USD] and 200 [JMD to GBP] this roughly equates to USD 160,000 or GBP 125,000 for a 2 bedroom detached house on a good sized lot. The 12 premium empty lots start slightly higher and with a price on application approach for the future releases.

Will prices go up over time?
Whilst we cannot predict the future, we live in an inflationary environment and as we all appreciate if our costs go up this must be reflected in higher prices over time. We will release houses and premium lots in blocks of around 15 at a time, and adjust the pricing point of each block released to reflect current economic conditions. Standard Jamaican escalation clauses also apply.

Are there any extra costs we might incur?
Houses are sold unfurnished, although we will be working with furniture and appliance providers to provide these for you if you would like this taken care of at your expense. We will not charge for assisting in ordinary circumstances, although if you take up too much of our time we may charge! The houses do not have aircon as standard nor solar PV/domestic batteries or other advanced technology, however we have designed and built Mahogany Hill Homes with future proofing against new technology introduction in mind. All houses benefit from conduits built into the building and dedicated areas for future tech, so that you can add these and more as you desire later with confidence that some of your worries would be taken care of. We can also landscape your lot at your request, which will be chargeable.

If I purchase an empty lot, what do I get for my money and will you build a house for me?
The 12 premium empty lots are on a hilltop in the centre of the development in a cul-de-sac with its own private entrance gated from the main road. Lots will be handed over with services to the edge of the lot [road, sidewalk, street drainage, potable water supply, wastewater, electricity, telecoms]. All 12 empty lots are sold with planning approval for the same 2-bedroom 1-bathroom design of house throughout Mahogany Hill, however we anticipate that these larger premium lots will allow you to expand your imagination and design and build your dream home with either a sea view or mountain view or both. We can build the same house on your lot as on the rest of the development for a negotiated extra cost to you, or we can point you in the right direction to architects who can assist in designing your dream home. We do not build these different houses for you, and we do not guarantee any planning approval beyond the houses in the rest of the development. We can assist, however this will be your responsibility in entirety.

When will construction commence/end?
Mahogany Hill Homes is fully licensed to commence construction with all permissions in place. Construction is expected to begin in the summer of 2024 and take approximately two years to complete. Various remedial works and tree replanting will continue after this.

Can we expand our home?
All lots in the Mahogany Hill development have room to expand and to our understanding this can be done within the rules and guidelines of the relevant planning authorities. We have used as a baseline concept of the expansion of the house footprint to incorporate an extra bedroom and bathroom, and we are satisfied at the time of writing that this can be achieved for every house. We must state for the record that planning permission for construction works are always subject to current planning rules, applications and permissions, for which we can point you in the right direction to explore your options, however this is the homeowners responsibility and not Mahogany Hill Homes. We will not routinely design or expand a house for you, this must be done independently of Mahogany Hill Homes.

Are the houses strong?
Yes! All homes in Mahogany Hill are built from steel reinforced concrete and built to code for predicted weather and geological events. We have a motto: strength, security, quality, community, and we strive at all times to achieve all the above. We cannot promise that the storm of the century will not happen or that the world will be forever stable, we can however promise that every part of every building is built to code and exacting legal standards.

How can we make our home even 'greener'?
We provide as standard with all our houses at no extra cost rooftop solar water heaters to save you money throughout your life in your home. We have also built relationships with local suppliers of solar photovoltaic [solar PV] rooftop solar panels and residential battery storage systems, so that should you wish to purchase this, when the sun shines during the day your home would store electricity for use in the evening when you are more likely to be home. This is an extra cost, and we can assist you with provision through an independent 3rd party. We also employ water recapture as standard, as well as community wifi, community recycling, and much more! [All our houses are connected to the JPS national grid as standard.]
